Construction projects are temporary activities and require careful planning regarding time, costs, labor, and equipment. Project delays occur when work completion exceeds the schedule stated in the contract, which can lead to budget waste, the emergence of conflicts, and a decrease in the quality of work results. This study examines the factors that caused delays in the Construction Project for the Research and Innovation Building, Faculty of Computer Science, Universitas Brawijaya Phase 1, which experienced a time deviation from the initial plan. Based on interviews with related parties, it was found that the most dominant factor triggering the delay was the lack of equipment availability, followed by unfavorable weather conditions. Meanwhile, aspects of materials, labor, and management only had a relatively small impact. These findings are expected to serve as a reference for the evaluation and improvement of project management in similar projects in the future.
