ALTERNATIF BIAYA PADA PENERAPAN REKAYASA NILAI (VALUE ENGINEERING) TERHADAP PROYEK APARTEMEN EASTERN GREEN BEKASI

Abstract


ABSTRACT

Cost control in construction projects is important to avoid waste due to inefficient materials, unskilled labor, and delays. This study applies the Value Engineering method to the Eastern Green Bekasi Apartment project, focusing on architectural work that has the highest costs. The aim is to use alternative materials for installing walls, plaster, and plastering to ensure cost efficiency without compromising quality. The analysis results show that the highest cost is on the walls, which is Rp. 36,850,119,797 of the total architectural cost of Rp. 83,333,282,419. The evaluation resulted in the best combination of materials: lightweight bricks for walls, mortar/instant cement for plaster, and conventional cement for plastering. The application of Value Engineering resulted in cost savings of Rp. 1,172,612,789, or an efficiency of 3.18% of the wall cost and 1.41% of the total architectural cost.
